Our Pre-Purchase Assessments are ideal for prospective buyers looking to purchase listed buildings (Grade I, Grade II* and Grade II), locally listed buildings (e.g. non-designated heritage assets), properties or plots of land near a heritage asset as well as properties within conservation areas. Local Planning Authorities will require a Heritage Statement to support an application for planning permission or Listed Building Consent where the proposal may have an impact on a building or area considered to be of architectural, historical, or archaeological interest.

We provide a range of services, including taking on the entire appeals process or supporting evidence with standalone heritage advice, for example acting as an Expert Witness.

With circa 200,000 scheduled monuments including sites such as Roman remains and burial mounds to castles and bridges. Any works required on a monument require scheduled monument consent and developments in the vicinity of a scheduled monument may also required specialist heritage advice and input for the planning process.

If your planning or listed building consent application has been refused and recommended to a public inquiry then we can offer professional advice and assistance to support the public inquiry. We can handle the entire process, producing the appeal statement and liaising with local authorities and the Planning Inspectorate so as to ensure a seamless and stress free process.
Our team are ready to assist with the creation of Desk Based Assessments for both Archaeology (ADBA) and the Historic Environment (HEDBA) to support a planning application. A Desk Based Assessment (DBA) is a common requirement set by a Local Planning Authority on those working within the development sector and home owners (when considering an extension). The assessment will cover the likely archaeological or historic environment potential of a given site or area.
